In a key regulatory move, the Reserve Bank of India has allowed banks to lend directly to Real Estate Investment Trusts (REITs), a step expected to significantly strengthen the financial framework of India’s listed REITs. The Indian REIT Association believes direct bank lending will provide stable, long-term funding, improve financing efficiency and help overcome long-standing challenges related to access to longer tenor capital. Until now, REITs have largely relied on issuing debt securities to mutual funds and NBFCs, which typically prefer instruments with a 3–5 year tenor, limiting long-term funding options. With the ability to borrow at the REIT level, the sector is likely to see lower funding costs and greater flexibility to expand portfolios. India currently has five publicly listed REITs—Brookfield India Real Estate Trust, Embassy Office Parks REIT, Knowledge Realty Trust, Mindspace Business Parks REIT and Nexus Select Trust—set to benefit from this policy shift.
